Question: Good apartments in Overland Park or close around, Kansas.?

I am looking to move into an apartment with a friend in overland park, johnson county, general area. What are some good places?

Answer: College Court Apartments: 11150 Nieman Rd, Overland Park, KS 66210 . I lived there for five years. The apartments are beautiful and not expensive. A two bedroom may room run you about 825.00. Each apartment has a gas fire place; central air; w/d in the unit; two baths; lots of closet space; balconies or patios.

You may also want to consider any of the AMLI Apartment Properties. They have seven in and around Overland Park. The newest is AMLI Clear Creek and AMLI New Long View. Their website is www.amli.com.

2. Animals. We are the keepers of animal life on earth. Pets love you unconditionally and you are called to do the same if you choose to open your home to them. Take a page from their book. Use them as a way to get inspired about life. Pets act on instinct and are quite amusing.

3. Nature. Actually stop to smell the roses. Experience the natural surroundings by taking a walk in the park or down your neighborhood street. You don’t have to leave your home. Sit out on the porch and watch the wind blowing through the trees or the clouds moving in the sky.

Question: Can a couple be evicted in Kansas for living in a 1brm apt with a baby over 6 months of age?

Is this really a law?
Our landlord says that if there are 2 adults and a baby over 6 months of age, that we will be forced to rent a larger apartment.
She said that it is the apartment’s policy and that she is almost certain that it is a law in Overland Park, KS. When I talked to someone else about it, they said that it IS a law.
(BUT there are 5 adults and 2 kids living in the 1brm next door!!!)
In addition to this, she gave us the option of just paying month to month for the next 3 months while we decide what to do. We presently pay 700 per month, but would have to pay 800 per month if we went month to month. Is this reasonable?

Ya know, the look and feel of kansas info on tenants is so hostile to tenants it's shocking. It's a very stark contrast wtih California and NY's which have lots of info and respect for people.

You certainly don't need a bigger bedroom. Babies evolved - hey, good one for kansas - to need to sleep with their moms, so can Kansas really compel you to have a room no one in your family can use without compromising your baby's welfare? jeepers.... sounds like a legal issue to me... hope you're nursing - co-sleeping aides nursing which is vital to brain development, diabetes and cancer prevention, and emotional well being.

Everybody understands that every city’s housing market is unique. In the Kansas City area, there are hundreds of people trying to sell property in a market that is currently flooded with new residential construction. You can’t expect to simply put a sign in the yard that says “For Sale” and wait for the phone to ring anymore, especially if you need to sell quickly. With all the choices buyers have, you have to do all you can to make your house look like the best deal. Here are three often overlooked things to consider when you need to sell quickly:

1. Curb Appeal
Curb Appeal, or how your house looks from the road, is very important. If you aren’t careful, buyers can make up their mind, subconsciously, NOT to buy even before walking through the front door. This sounds so obvious, but you would be surprised at how many times I’ve driven up to a house in a nice Olathe or Gardner subdivision and thought how they could have at least gotten rid of that huge dead limb laying in the front yard. This is even more important in the nicer areas of town like Olathe where neglect of curb appeal will stand out even more. But this doesn’t mean that you have to spend thousands of dollars on professional landscaping. Simple things like keeping your grass mowed, picking up the dead tree limbs, touching up the paint on that railing and fixing that twisted downspout can make a huge difference. If buyers are turned off when they pull into the drive, it could well be that nothing in the inside will win them over.

2. Know Your School Districts
If you are considering selling your house yourself, without a Realtor, make sure your potential buyers know what schools are around your neighborhood. Many potential homebuyers are looking to live in specific school districts (Fort Osage or Grain Valley for example) and may not know if your house is included in the district they prefer.

3. Possibility of Creative Financing
In today’s credit crunch, many people with great credit ratings find that they are unable to get a good home loan through a bank. You might consider offering your potential buyers some form of down payment assistance or owner financing. In this way, you are increasing the number of people who actually CAN potentially buy your home. Legal papers for these types of transactions can be set up by real estate attorneys in your area for a fee. This strategy is especially effective in areas like Overland Park and Olathe where there are large numbers of new home construction that are being offered using only conventional financing.

There are many other additional tips and techniques available that can help you sell quickly. Taking advantage of them will help put you above the other sellers in Kansas City who do little more than list their house for sale in the newspaper.

There are several top rated cities in the US worth visiting. They can be found in different states of America such as Minnesota, Colorado, Texas and Kansas. Beautiful sceneries, reasonable housing prices and top ranking schools make them one of the most habitable places in the US.

Plymouth, Minnesota belongs to the top one hundred most livable places in the US of 2008. Housing is reasonable. A two-bath and the usual three bedroom house is $350,000. There are 50,000 job opportunities for the residents. The city has many beautiful lakes appropriate for water skiing, boating, and fishing.

The Mall of America, US biggest shopping center is just a short drive from Plymouth. Plymouth also boasts of its cultural activities and summer concerts usually hosted in an al fresco amphitheater, the Hilde Performance Center. Fire and Ice Festival is held every February incorporating sports activities such as bowling, basketball and mini-golf – all performed on ice!

Fort Collins, Colorado is also worth visiting in America. There is a bike lane in every new road of this rocky mountain city. Bioscience and technology companies maintain its high employment rate here in Colorado. The Colorado State University has beautiful scenery in the middle of the town. A solar energy project will soon be started downtown through a financial grant of the Department of Energy.

In Naperville, Illinois, the downtown area is packed with restaurants, merchandise stores and shopping centers. Mean games such as slip and slides are suitable here in its big front yards. The famous Riverwalk is approximately a two mile brick trail that chases the course of the DuPage River. Its closeness to Chicago is a bonus point though most of the companies offer ample job opportunities within the city. Hennen’s American Public Library rated the city’s public library as the best in America among small cities.

Round Rock, Texas is also one of the top rated cities of US. It has excellent schools, affordable housing, and a computer-producing industry that make it one of the most habitable cities in the nation. Texas State University campus and the three medical centers are the city’s pride. Round Rock is the home of the young league baseball team– Round Rock Express, shopping malls, and beautiful, long lakes. Eight-hundred acres of open area and two golf courses are the residents’ favorite places.

One should also find time to see Overland Park, Kansas. It is close to Kansas City of Missouri. Their housing is very reasonable and there are many job opportunities for the residents. The schools here are one of the best in the country. The city is famous for its Arboretum and Botanical Gardens. The city maintains a nature-friendly environment despite modernization.

Also visit Echo Park just 2 miles northwest of downtown Los Angeles with its hilly terrains, making it unique among the neighborhoods. This place possesses a lively mixture of culture, commercial activities, architecture, income and socio-civic endeavor. Its historic architecture, diverse topography, and the citizens’ relentless efforts to protect their historical art community are plus points in maintaining a sense of place and eclecticism of Eco Park. Question: Can anyone tell me why they don’t have buses going to Overland Park, Olathe, and surrounding areas.?

I’m here for a little while visit with family for the summer and fall. I don’t understand this. I heard a lot of people don’t like this and upset over this. I know a lot of people looking for jobs. Over 80% of the jobs are in Overland Park, Olathe, Lee Summit, etc. I know there a few buses go there during rush hr.

To me & info. I get from other people. It seem like they don’t won’t people to go into their community. I’m not black a person but I heard it a lot got to do with black people & they don’t won’t people to mess up their neighborhood. If anyone could give me their input. I would appreciate. I only brought this up because I think this strange for it to be a city & to many can’t drive or don’t owe a car to get to the companies to even fill out a job applicants.

Answer: For those who are not aware of it, Olathe and Overland Park are suburbs of Kansas City.

They probably try to keep alot of the every day travel to their community down to try to deter the crime from the larger city (Kansas City) from spreading tot heir small community. They are trying to hang on to the days when they were more separate from Kansas City as KC was not as big and put more distance between them and the smaller towns which are now basically suburbs.

Question: What suburb of Seattle can a family of 6 move to with good schools, larger houses, and not break the bank.?

We will have a freshman in High School, a kindergarten student, and 2 preschoolers. We have lived in Denver, Colorado Springs, and Overland Park, KS(metro Kansas City). We currently live in a 2 story, full finished basement house with a little over 3,000 sq. feet. It is perfect, but I realize we can’t afford that out there.

Answer: So much depends on what your budget will be.

I'm in Mill Creek, and my 2300 square foot house (4 BR, no basement) would sell for about $400,000 these days. Many homes in this area are not built with basements - usually they are included only if the slope of the house requires it for the foundation.

Homes in the 3000 SQ ft range in Mill Creek would go for about $550,000.

Everett Schools overall aren't great, but those in the south end are good - Mill Creek, Cedarwood, Penny Creek, and Forest View are all good schools in Everett School district. We've been pleased with our daughter's education in the Everett school district so far.

South of Mill Creek in Northshore school district could be a good choice too.

You'll need to count on a 1 hour commute during rush hour into downtown Seattle.
